Compton & Company delivers significant Client Benefits on every project we manage. From the early Strategic Planning stages through the Post-Occupancy Evaluation, Compton & Company strives to identify and deliver benefits that save money and time while delivering first-class results.

Like all corporate assets, real estate assets should support the business plan. A well-designed strategic real estate plan is the vehicle for ensuring that support. The foundation of the plan is built around the company's goals and objectives.

SERVICES INCLUDE:
• Identification of business goals and objectives and how real estate relates to business drivers.
• Identify and challenge assumptions such as revenue against headcount forecasts and space demand forecasts.
• Review existing portfolio and space utilization.
• Formulate real estate solutions that correspond with the company's goals.
• Provide a roadmap for achieving real estate solutions including implementation schedules that minimize the business disruption.

Crucial to the success of any project is the definition of the project's needs as they relate to the company's space needs. A clear statement of the client's business drivers, budget, and schedule requirements is necessary to create an effective space program. Compton & Company will work to ensure:

• A concise statement of budget and schedule constraints.
• Identification and review of the client's space standards.
• Management approval of the programming elements.
• A program that can be achieved within the project schedule.
• A program that is in balance with the project budget.

Before making any real estate decision, it is necessary to understand the advantages and disadvantages of the property under consideration. Companies armed with detailed information are better prepared to make an appropriate decision and negotiate terms with confidence. Compton & Company offers building evaluation services to provide valuable data to facilitate informed decisions. This analysis also contains test-fit plans, cost estimates, and preliminary project schedules for each building under consideration. Our Building Evaluation report will include:

• Barrier-free issues
• Vertical transportation
• Space efficiency
• Viability of Existing Improvements

After salaries, real estate occupancy costs are perhaps the largest of a firm's operating expenses. In these cost-conscious times, every corporate executive wants to know how to improve space efficiency and cut costs.
Compton & Company will evaluate your current space use and compare your metrics with industry standards. More than purely "number" evaluation, the space audit also examines the adjacencies of various functions, projected growth of departments, and the special needs of each job function.

SERVICES INCLUDE:
• Are you getting the most out of your real estate dollar?
• Do you provide your employees with the best possible environment to work?
• Can you improve the efficiency and effectiveness of how space is used?
• Should you consider new trends in space planning and systems to benefit your company?
• How does your space compare to the rest of the industry

Managing the architect and engineering teams through the design process is an opportunity to control costs. This is a time in the project life cycle when reality of capital costs are realized, and your project manager needs to be in control of the design process.

Compton & Company will direct all programming, schematic design, design development, Landlord approval, and final construction documentation to assure that the program needs are being met, while not allowing the design to drive the costs up or the schedule out.

SERVICES INCLUDE:
• Budget Development, Management, Accounting and Cost Controls
• Schedule Development & Management
• "Value Engineering" design & Construction
• Change Order Management
• Reporting through daily emails and weekly meetings
• Architect, Contractor and Vendor Selection Process
• Transition to Day-to-Day Operations
• Project Close-Out and Documentation Process

Construction is typically the largest cost in the project budget and the area where the largest impact in dollar value can be achieved. Regardless if Compton & Company manages the bidding process, or if it is being done by the Landlord, Compton & Company will actively participate in the bidding process on your behalf. By taking an active role in this process, we can optimize cost savings, identify opportunities, further value engineering, and prepare this information for you to make an informed decision. We will achieve this goal by managing these elements of the project, as well as overseeing the change orders throughout the project implementation.

Every time a vendor is needed to consult, design, construct, provide services or products, our Project team will work on your behalf to coordinate those services. Our efforts to secure the best value and schedule commitments result in both cost and time savings. In addition, you will benefit by having a single point of responsibility with the Project Manager, instead of multiple contacts with each individual vendor.
The final step in a successful project is a smooth transition to the new facility, minimizing the impact on the business units being relocated. We can quantify the cost savings achieved by a competitive bid process, and managing the budget. More difficult to quantify, is the impact on the business if the transition does not happen efficiently. Compton & Company will coordinate needed vendors as well as work with the on site employees to ensure a successful move.

The most successful construction or tenant fit-up project will still be judged a failure if the move from old space to new does not proceed smoothly. The only way to guarantee success is through adequate, early planning and effective management. The ultimate goals of any move should be to minimize downtown, maintain continuous business activity, provide seamless transitions of staff and reduce the direct and indirect costs of relocation. Compton & Company offers the following Relocation Planning and Management services:

• Strategic Relocation Planning
• Vendor Selection
• Relocation Management / Move Coordination
• Post-Move Services

Compton & Company multiple-step planning and implementation process ensures that all potential problems are identified and resolved prior to the move.
